Job Description

POSITION GENERAL SUMMARY

To be part of Aeropolis’ “Creating Tomorrow, Here” - a Malaysia Airports’ airport-driven and national-aligned economic growth agenda with KLIA being the flagship development.

To plan, co-develop and execute business plans and marketing strategies of an integrated and synergistic off-terminal industrial real estate developments/components/ solutions, with key initiatives namely KLIA Aeropolis and Subang Airport Regeneration, that balances the 3 dimensions of sustainable development i.e. the economic, social and environmental for MAHB Group.

To contribute to revenue generation maximisation by undertaking business development activities in terms of securing business opportunities for the Company through developing/initiating/nurturing business contacts with potential clients in order to stimulate their interests to participate in the Company’s projects and investments, both for immediate and long term horizon.

 

ESSENTIAL POSITION FUNCTIONS

STRATEGIC

  • Source and grow business opportunities through identifying and establishing relationships with potential clients.
  • Structure and negotiate the closure of investment deals.
  • Conduct research and analyse of property trends, market conditions and investment drivers to develop/support investment decisions and strategy.

 

FUNCTIONAL

  • Pursue business opportunities supported by analysis and preparation of feasibility and financial studies of the recommended initiatives. In parallel, create project budget costing (determination of direct and indirect costs).
  • Evaluate and conduct due diligence on clients and industries by researching, and analysing financial statements, annual reports and market data.
  • Produce and present investment proposals for investment committee and board members' approval (details should be produced to cover all sub-disciplines of the project).
  • Ensure documentation and agreements align with the industrial arrangement and follow through until the project goes live.
  • Create and execute project works plan appropriately. Liaise closely with relevant internal stakeholders to ensure projects undertaken are economically sound, product quality is maintained and timely in their executions.
  • Implement marketing action plans and organise promotional programs; branding exercises and advertising activities for promotion or property investment opportunities; create investors' interest; increase government and public awareness of the proposed land development.
  • Liaise closely with the relevant divisions within MAHB Group, external parties e.g. Government ministries/agencies, investment promotion agencies and industry associations to ensure that the initiatives were undertaken are successful.

 

PEOPLE MANAGEMENT

  • Manage the team to perform in line with the Company’s objectives.
  • Provide guidance, advice and direction to team members and stakeholders for timely execution.
  • Promote teamwork, professionalism and high-quality services.

Key Challenges

  • To identify appropriate and opportunistic development ventures in the new business venture not limited to industrial parks development, large-scale township development, RE-related business and formulate strategy and implementation plan to ensure Aeropolis become a regional attraction for investors FDI
  • To secure quality investors to participate in the proposed development; to balance the investors requirement and Company's interest.
  • To evaluate, finacially and technically proposal consultants and potential client as to make sure viability of projects.
  • To undertake the appoinment of consultants and related agencies to assist in the implementation of projects and sourcing of potential development partners.
  • To obtain Company’s agreements in pursuing the business opportunities by presenting convincing feasibility and financial studies of the recommended initiatives.

Skills

  • Strong business acumen and good analytical skills, well versed and knowledge in property (specifically in industrial and new asset classes) industry and trends.
  • Result-oriented and proven track record in business development and real estate deal arrangements.
  • Adept in business development processes, business analysis and executive presentation.
  • Intelligent understanding of customer and market dynamics and requirements.
  • Good presentation/articulation of business case for stakeholders' buy-in.
  • Familiar with authorities requirement relating to property development and possess strong networking skills with government/authorities/corporate bodies, strategic partners, property players, stakeholders and all related parties.
  • Passion in property development and possess good working knowledge of its promotion and marketing.
  • Possesses a positive and determined approach to researching and analyzing new business opportunities.
  • Self-motivated, resolute commitment, highly discipline with the ability to think independently, proactive and meticulous, paying close attention to details.
  • Convincing personality and good in interpersonal relations with the ability to work with all levels of personnel.
  • Superior communication, influencing and negotiation skills.
  • High empathy to team’s and clients’ expectations/concern.

Relevant Industries

  • Degree/Diploma with minimum 8 years working experience
  • Min 5 years’ experience in real estate/related field with direct involvement in deal closures of significant value or acreages
  • Min 3 year management experience

 

Unique Requirement

  • Prior experience with Property Developers or real estate/property companies in Business development roles.

Education

  • Recognised Degree/ in Real Estate/Property, Economics, Finance, International Business, Property Development/Real Estate Management,  Business Administration, Law, Marketing or equivalent.
  • Master degree and/or professional qualifications/ specialisation in real estate/property development or equivalent, would be an added advantage
